In 2002, A.R.T./New York signed a 20-year lease on 32,000 square feet in Manhattan’s Garment District, which was renewed for another 20 years in 2022. Originally acquired as raw open space, work was quickly undertaken to build out the entire third floor to accommodate offices ranging in size from 100 to 5,000 square feet and a variety of rehearsal studios. Spaces@520 is occupied by 22 member companies with access to shared amenities such as a full copy center, kitchen, and storage space.

Shared Office Space from A.R.T./New York
A full-size, private office on an annual agreement is great – for some companies. But project-based creators, smaller organizations, and independent producers have different needs. In a step toward meeting those needs, we offer workstations at Spaces@520 so we can help more members take their work out of their apartments and into an office.
You can rent a dedicated desk in a shared office at Spaces@520.
As a member of “The Suite Life” (as we call our shared workspaces)A.R.T./New York offers:
- A desk, a chair, and a locking filing cabinet
- A shared mailing address – receive your mail & packages here
- Access to the shared copier/printer (at discounted tenant printing rates)
- Access to the shared kitchen on our floor
- Free internet access
- Keycard entry into the building (no more waiting in line at security!)
Community
You’ll share the floor with 20+ other arts organizations, A.R.T/New York’s own administrative office, and our 13 rehearsal studios (all available at our generous tenant discount).
Flexibility
You can rent an office with us for just a few months, if that’s all you need. Just let us know the length of your rental up front, and if your needs change, just give us 30 days notice before ending your rental.
No Deposit
You can move into your space and start work immediately once we receive your first month’s rent.
