Our Midtown location has 13 studios available for rent for a variety of uses. Technical specs, rates, and amenities can be viewed here.
Please be aware that our studios require 30 minutes between bookings to accommodate cleaning and turnover. As such, our booking calendar is a general guide, not a guarantee of availability.
Our studios are closed for some federal holidays and seasonal breaks. Booking requests submitted during closures will be processed in the order in which they were received upon reopening.

Lockouts Available at Spaces@520!
A.R.T./New York’s premium studios – Studio E, Studio G, Haimes Studio, and Aibel Studio – are purpose-built for weekly lockouts and prioritized to have greater availability at least 30 days in advance. Lockouts can take advantage of our weekly rates, which offer a deep discount compared to our hourly rates for longer rentals, and can be pro-rated based on the length of your booking (minimum 4 days). Lockout bookings also include some unique benefits:
Exclusive Access
All lockout rentals are given a set of keys to their rented studio, and can keep the space set up however they like for uninterrupted work throughout their stay.
Savings
In addition to our lower weekly rates, most of our premium studios include attached “breakout rooms”, and lockouts can take advantage of additional hourly rentals in other studios at our Discount Rates.
Flexibility
Though we’re typically open from 9am – 10pm, lockout renters can get in early, stay late, and even continue to access your studio through some holiday closures. In addition, the full-time access gives you the freedom to adjust your daily rehearsal schedules as needed without having to re-book hourly sessions as you go.
Lockouts require a 50% non-refundable downpayment at the time of booking to confirm your reservation. The remaining balance is charged one month before your start date and is refundable up to 72 hours before the start of the booking.
