A.R.T./New York has a total of thirteen studio spaces in Manhattan at Spaces@520 as well as four in Brooklyn at South Oxford Space (SOS) available to rent by the hour or week. Our Studios are perfect for rehearsals, auditions, meetings, classes, readings, workshops, concerts, conferences, staff retreats, small-scale performances, and more! Almost all studios have an upright piano or keyboard. Rehearsal cubes, music stands, Bluetooth speakers, and extra chairs & tables are available by request at no extra charge.

Discounts
Day-Of Discount: Request an hourly booking in any of our spaces within 24 hours of the start of your reservation and receive 25% off. (Discount applies to Tier 1-qualifying rates only.)
Fortnight Discount: Request a booking less than two weeks away in our five premium studios at Spaces@520 (Studio E, Studio G, Haimes Studio, Aibel Studio, Leynse Studio) and receive 25% off. (Discount applies to Tier 1-qualifying rates only.)
These are the only discounts available at this time. As we primarily serve small non-profit and ‘non-profit-in-spirit’ creators, we do not have a separate non-profit discount.
About Our Studio Facilities
- Our studios are fully air-conditioned and have WiFi access.
- Family & Lactation space is available upon request free of charge.
- Prop storage may be rented for an additional fee during your rehearsal period.
- Additional tables, rehearsal cubes, music stands, and Bluetooth speakers are available at no additional cost and are available on a first-come, first-served basis.
- We do not rent for private functions such as birthday parties, weddings, or baby showers.
- Before a reservation is confirmed, all renters must read and certify that they understand and will adhere to our full Rental Guidelines.
Policies
Please be aware that our studios require 30 minutes between bookings to accommodate cleaning and turnover. As such, our booking calendar is a general guide, not a guarantee of availability.
Our studios are closed for some federal holidays and seasonal breaks. Booking requests submitted during closures will be processed in the order in which they were received upon reopening.
Cancelation
We have a 72-hour (three-day) cancellation policy, as outlined in our Rental Guidelines. Unfortunately, no refunds or credits can be offered after that time. If a booking is still unpaid after the cancellation threshold passes, we may charge the last-used card on your account for the remaining balance. A nominal processing fee will be assessed for refunds requested via check.
Some rentals – including performances, lockouts, and reservations over $500 – may require a 50% downpayment. This amount is non-refundable & non-transferrable and counts toward the total balance due.
